The project included building an ADU that was accommodating of an elderly resident. The client wanted this unit so that she could move her mother in as an alternative to a senior living facility. The mother lived alone several hours from the daughter and she feared that something may happen to her and she would not be there to help. Additionally, the husband wanted some additional shop space for storing tools

The client contacted us with a design that had previously been completed and asked us to build this new ADU in Emmett, ID. The goal was to create a living space for the 85 year old and an attached garage for the husbands tools and toys. The client wanted her Mother to be able to move in as soon as possible but ideally before Thanksgiving and winter weather started. The original timeline was four months from start to finish and DSC completed this project 1 day ahead of schedule. It was a very tight timeline and left little room for error.

The Challenge

Due to the requested timeline this project had to begin construction prior to fixtures and finish selections. This made it difficult to come to a fixed price prior to contract.

Our Solution

Construction began and we immediately scheduled showroom meetings and cabinet design so that we could make sure materials showed up when needed to continue construction. We allocated a rough budget to the fixtures and finishes so that the contracting could take place. Once selections were made and construction was complete we did a budget audit and advised the clients that we had come in under budget on a few fixtures and finishes. We issued a credit back on those items we had worked with an allowance for. The client was very happy with the timeline result and the credit to the final invoice. This is not a common approach but the client trusted us to work off of an allowance and it ended up to their benefit.

This project began with a simple goal: create meaningful, cost-effective housing on an existing Boise property. To make that happen, DSC had to work through zoning limits, parking requirements, and square footage restrictions before designing and building a solution that met both the client’s needs and the City’s requirements.
The client wanted to create a dedicated woodshop for retirement while also including comfortable living space for visiting family. Because workshop dust and guest living areas usually need to be separated, the project required thoughtful planning and detailing. DSC helped bring both functions together under one roof in a way that was practical, durable, and award-winning.
