What areas do you serve?
DSC’s area of operation is Ada County and Gem County. We primarily focus on the Northern half of Ada County (Columbia Rd to the Gem County line) As well as all of Gem County.
However, we have and will work in the greater Treasure Valley as well as Payette, Boise and Valley County if the project and client fit works well. Feel free to reach out and discuss your project and if we aren’t able to help then I’m almost certain that I will have someone to recommend in your area.
Do you handle design and permits?
DSC handles all design and permitting. We prefer it that way. Often times there are additional approval items that are added by the building or zoning department. When we are responsible for the permits we are able to design for these items and make sure that they are handled during the build process so that inspections are seamless and the project stays on the projected timeline and budget.
How long does a remodel usually take?
Remodels vary in length based on size and complexity. If you’d like to call us and discuss the overview of your project we would be happy to give you an approximate timeline based on your specific project.
How do I know my budget is accurate?
The budget is developed in great detail based on the Scope of Work that is created during the design diligence of the Design Contract.
This Scope of Work and specifications sheet will detail every item that is included and all the work that will be performed. During the Design Diligence phase of the Design Contract DSC requests pricing from all vendors and trade partners to make sure the costs associated with each item are accurate and locked in. This is presented to the client in the final Construction Proposal so that the client can review the details of the Scope of Work and specifications sheet and make sure nothing is missed. If additional items are wanted then DSC will perform the necessary revisions and send a new proposal. This process makes sure that everything is included in detail and the fixed price proposal is accurate so there are no surprises during construction.
What is a design contract?
The Design Contract is the initial contract that DSC uses to prepare all the construction drawings, documents and selections for your construction project.
DSC is a fixed price contractor, so we perform all the design diligence prior to offering a Construction Proposal. This includes fully developed plans and construction documents as well as selecting all fixtures, finishes, materials and install methods. Once this is complete we are able to offer a guaranteed fixed price for the construction of your project.
How do change orders work?
DSC prefers to work on a fixed price contract. This means that all prices are locked in with trade partners and vendors prior to construction contract. We do this to avoid unnecessary change orders during the construction process.
However, there are times when a client may choose to change a tile selection or fixture selection midway through the build when they find something they like more.
In this situation, new pricing information is gathered by DSC and if the new item is more or less than the original item then DSC will issue a change order to increase or decrease the budget for that item.
The process above applies to any and all changes made to the Scope of Work, plans or specification sheet after the construction contract is signed and executed. Sometimes a change order may not cost any more or less but may increase or decrease the schedule timeline. These items are addressed with a change order just the same.
The process of change orders is simple. DSC will issue the change order through BuilderTrend with the specifications of the change. This will be delivered to the client through the BuilderTrend portal. Once the client reviews the changes they click the approve button and add their initials. That’s it.
Do you offer financing?
DSC works with two different traditional banks for financing. Between the two banks we are able to offer a variety of financing options for any kind of project. From land purchases, construction loans, HELOCs and traditional loans we can typically help you find financing no matter what the project is.
