These clients have an amazing view of Shafer’s Butte and all of the Boise area from South of the airport but the view from the kitchen and living room was broken up by tall skinny windows. The client was unhappy with the layout of the newly purchased home and wanted to explore options for creating a more open environment for the kitchen dining and living areas that took advantage of the amazing views.

This project, located in South Boise, included an addition to the master suite as well as a complete remodel to the master suite bathroom and walk in closet. An addition to the kitchen area, removal of existing roofing system to allow for a new vaulted roof system, relocating the main kitchen area and complete remodel of kitchen. It also included removing the weathered existing deck and rebuilding a larger deck with a covered patio area. Additionally a 1200 sq ft shop was added to the garage and the entire exterior was repainted and accent claddings of ship lap cedar were added.

This project was scheduled for completion over 12 months but DSC was able to complete it in 11 months and finish up with plenty of time for the clients to prepare and host their family for Christmas.

The Challenge

Create an open feel to the kitchen and dining area. -The challenge was that the kitchen and dining area are on the second floor and the client did not want to increase the footprint of the first floor below. The view was also broken by tall skinny windows that made it feel like you were looking at more wall than view.

Our Solution

We used the beam work of the new deck to create a subfloor structure so that we could build a 6’ x 25’ addition to the kitchen area. We removed the partition wall between the kitchen and dining area and relocated the kitchen to the outside wall so that it was not in the middle of the room anymore. We removed the existing 8’, flat ceilings and added a new vaulted roofing system to add height to the space. We also removed the tall skinny windows from the exterior wall and added 8’-9’ wide windows that covered the entire line of sight. This added a panoramic view of the mountains and Treasure Valley from anywhere in the kitchen, dining and living area.

Doing an extensive remodel, which we just completed is a very personal thing!! Some builders want you to make every decision before the first day of work commences, which is completely unrealistic and impossible to do. These builders will throw costly change orders at you for the most insignificant thing which doesn’t even alter the cost of the change. When one tears their house apart to create a new one, you are bound to make changes. Most of those changes are an easy fix that don’t affect extra labor, materials, additional equipment rentals and don’t affect the builders timeline!! Of course entire design changes are justified to cost extra, that’s a given. Derek Sammons of DSC took extreme care and time to go over every detail and aspect of the entire process, from planning to demo. and then construction. Derek transformed our original house which was outdated and poorly built into a gem of a house we can now call home!! Before every major step forward, he was clear and precise that if we wanted to do anything different, no matter how slight, now was the time to do it at no extra cost. We can’t praise Derek’s professionalism enough!!! We finished under budget rather than over which is most often the case, and most of all ahead of schedule by a month. Derek is a joy to work with, in addition to being extremely talented and knowledgeable in all aspects of construction from tee to green and he is a genuinely nice person. This project began with a simple goal: create meaningful, cost-effective housing on an existing Boise property. To make that happen, DSC had to work through zoning limits, parking requirements, and square footage restrictions before designing and building a solution that met both the client’s needs and the City’s requirements.
The client wanted to create a dedicated woodshop for retirement while also including comfortable living space for visiting family. Because workshop dust and guest living areas usually need to be separated, the project required thoughtful planning and detailing. DSC helped bring both functions together under one roof in a way that was practical, durable, and award-winning.
